00:07successful channels in the entire
00:09industry with agents doing upwards of $5
00:11million GCI for free from their channels
00:14just from YouTube and two and a half
00:16years but there's 10 common questions
00:18that I get from every single person that
00:21have ever helped with YouTube and I'm
00:22going to unpack all of them right now
00:25from how long your videos should be one
00:27or two channels What types of videos how
00:29to find topics equipment everything that
00:33you need to know I'm going to unpack
00:35right now so without further Ado let's
00:37dive in what's up guys my name is Mike
00:39Shard with the EXP realy I train
00:40thousands of Agents every year to
00:42leverage social media to scale their
00:44business and generate leads and as you
00:46can see right now I've got my YouTube
00:47channel pulled up here and I'm going to
00:49start to unpack the 10 questions that I
00:51get the most when it comes to getting
00:54started on YouTube and these are going
00:55to save you an enormous amount of not
00:58just time but also money okay starting
01:00off with something easy before we dive
01:02into the ones that are going to take a
01:03bit more context to unpack which is
01:06should you have one channel or two this
01:08applies in two different ways that I see
01:10commonly number one if you're focused on
01:12both production and agent attraction and
01:15number two if you were bilingual
01:19sometimes part three is if you serve two
01:21different markets let me give you the
01:22answer for all three of those if your
01:24focus is both agent attraction and
01:26production you need two separate
01:28channels it's two different completely
01:31different styles of content two
01:32different audiences plain and simple no
01:35BS you got to split them up by lingual
01:38ideally you'd split them up as well so
01:41if you're bilingual you're Spanish and
01:43English or Portuguese English French
01:45English whatever the situation is if you
01:47speak multiple languages you want to
01:49separate them for optimization and SEO
01:52purposes because at the end of the day
01:54YouTube's an SEO platform and the more
01:56concise and straightforward you can make
01:58your channel the better it's going going
01:59to perform and the last one is if you
02:01serve different markets if it's in for
02:04example the same Province or state you
02:07can get away with separating it by
02:10playlist but in an ideal situation you
02:13want to separate it completely the only
02:16caveat to that is that it can be
02:18difficult because it's difficult enough
02:19to stay consistent with one channel let
02:21alone two so if it's production focused
02:25and it's on two separate markets that
02:27are in the same vicinity of 3 to 5 hours
02:30you can get away not ideal but you can
02:33get away with one channel separating my
02:35playlist but in almost every other
02:37situation unfortunately the answer you
02:39probably don't want to hear is if you
02:41have two different focuses you need two
02:43different channels number two what
02:44should you name your channel and doesn't
02:46make a difference I get this question a
02:48lot from people saying Mike you know I
02:50live in Calgary so they're saying
02:51something like Mike I'm in Calgary
02:53there's already a living in Calgary
02:55Channel you know what should I name mine
02:57oh my God somebody has all the other
02:59good names there's all these other
03:00agents putting on YouTube the truth of
03:02the matter is it doesn't really make a
03:05difference like yes if you can get
03:08living in your city living in your
03:11Province or state or moving to or life
03:15in that's good it adds context it's
03:18going to help a little bit with
03:20searchability but so many people get
03:22hung up on this where they're like oh my
03:23God I can't like I can't start my
03:26channel because I can't get it's not
03:27going to make a difference if you put
03:29out better content than every other
03:31channel in your market and your name is
03:34your channel so like mine Mike Shard
03:36yours is your name you're going to crush
03:39everybody else with all those living in
03:41channels so is it ideal of course if you
03:44can get that fantastic but don't get
03:47hung up and not take action or execute
03:49because you can't get it at the end of
03:50the day you want to be known as your
03:53name you are the one that is your
03:55personal brand you are your brand so
03:58truthfully if if you can't think of
04:00anything else name it your name just get
04:03started and execute number three is a
04:05really interesting one which is what
04:07type of content should I put out because
04:09I see people that will say you know Mike
04:11I watched your videos with suan Kim and
04:13he only does property tours or I watch
04:16your video with Peter tulan he only does
04:19community tours what should I do well
04:21the truth of the matter is you should
04:23try it all property tours Community
04:25tours relocation Market updates local
04:29life Stu the five different key
04:31components that you want to try because
04:33the reality of it is that the data will
04:36do the talking so if you look back on
04:38somebody like su's Channel who yes does
04:41mostly property tours he did relocation
04:44videos in the beginning but what stuck
04:47with his audience was the new
04:49construction property tours Peter has
04:51done market reports property he's done
04:54all of it but what stuck with his
04:56audience was the community tours so
04:58after you try all types of content and
05:01are consistent for about 3 months you
05:03can go into YouTube analytics look at
05:05the data and say what does my audience
05:07actually like now you're making
05:09decisions based on data not assumptions
05:13and when you can do that you could start
05:14to lean into to what's working and dial
05:16back on what's not but there's no one
05:19right answer unfortunately so my
05:21recommendation in the first 3 six months
05:23is try all styles of content and then
05:26start to look at the data to improve
05:28over time number four how often should I
05:31post this is a really big one and
05:33there's an answer I'm going to give you
05:35that is ideal in my mind but then
05:37there's a caveat to that that's going to
05:39be a bit more realistic so the ideal
05:42answer is that I believe based on my own
05:46history of YouTube and the hundreds of
05:48channels have helped become successful
05:50and generate leads from YouTube is that
05:52two videos per week is ideal you don't
05:55get a two times multiple from what I've
05:57tested and the data that I've looked at
05:59it is is much more than a two times
06:01multiple when you go from one video a
06:02week to two videos a week so I find two
06:05videos a week to be a sweet spot that's
06:06why I used to always do two videos a
06:09week now that I'm at the point where I
06:10have different formats and styles of
06:12content yes I can increase the Cadence
06:14and the frequency a little bit more but
06:16I always just did two solo videos per
06:19week the other ones a collaboration a
06:21little bit easier now before you jump to
06:23conclusions and say well Mike I can do
06:25two videos a week first off don't say
06:27you can't do anything that just means
06:29you're not willing to do it because if
06:32people say that they don't have time
06:34which is one of the biggest excuses I
06:35get you all have time you have time for
06:38anything you want in your life it just
06:40comes down to what are you going to make
06:42a priority which is just the truth now
06:45my caveat to how often you should post
06:48is if you're just getting started post
06:51once a week for the first month get in
06:53the routine get in the habit of batching
06:55your content and actually being
06:57consistent because if you say you're
06:58going to do two and you only stay
07:00consistent for 2 weeks because you're
07:01burnt out or you mismanage your time and
07:04you give up well that's not a win a win
07:07is saying okay maybe you just do one
07:09video a week for the first month or two
07:11and start to build momentum start to be
07:13consistent because that at least is
07:15something and something's better than
07:17nothing because imperfect action is
07:19always better than perfect in action so
07:22my ideal response to that is two videos
07:25a week but my caveat to that is if
07:28you're not willing to to do that start
07:30with one and improve over time number
07:32five is an interesting one what type of
07:34equipment should I use I get this all
07:36the time now I will link a video in the
07:38pin comment that breaks down my previous
07:43equipment setup now I broke it down into
07:45multiple budgets 0 to $500 $500 to
07:48$11,000 and $1,000 to $2,000 three
07:51different budgets that I've broken down
07:53all with equipment that I have
07:55personally used myself and loved I found
07:58it easy to use it worked incredible the
08:01quality was great all different budgets
08:04now the answer that I'm going to give
08:06you aside from please watch that video
08:09because it will give you lighting audio
08:10camera everything that you need with
08:13links to all of it is it the best
08:14equipment is the stuff you're actually
08:16going to use start with this beautiful
08:18device right here start with your phone
08:20some of the agents that have helped do
08:21seven figures a year are just using
08:23their iPhone and some sort of gimbal or
08:27a lav mic that's cheap but they're just
08:30executing consistently so don't
08:32overthink the equipment like sure you
08:35might see my studio and think well
08:37you're the one to talk you've got a
08:38$88,000 camera right now well yes but
08:41I've been consistent with YouTube for 5
08:43years straight and the majority of my
08:45business comes from YouTube so I
08:46reinvest into my business to put a
08:49better content for you so that hopefully
08:50you enjoy it more so when you're getting
08:53started just pick anything and if you
08:56don't have the budget to get a camera or
08:57to get fancy lighting sit in front of a
09:00window which is what I did in the
09:01beginning because natural light is the
09:04best light use your iPhone pay $50 to
09:08get a lava ler mic and just go just
09:11execute and as you start to close deals
09:14take a portion of your commission
09:15reinvest it into better equipment and
09:18start to get excited about it so you
09:20really don't need to over complicate
09:22this don't waste any time overthinking
09:24or over complicating your equipment pick
09:26something run with it and be consistent
09:29number six how long should your videos
09:32be I get this constantly so I'm going to
09:36give you two different answers again one
09:39is a general response the other is the
09:44unfortunate truth that I applied all of
09:47my content so the general response is I
09:50find just based on looking at data of
09:52hundreds of channels is that if it's a
09:55talking head video you want it to be
09:57about 8 to 12 minutes which is what mine
09:59usually are if it's a property tour you
10:03can do anything between kind of 8 and 20
10:05minutes if it's a community tour kind of
10:08the similar but 15 to 20 minutes and
10:10same with relocation videos about 15 to
10:1320 25 minutes and some people are going
10:15to listen to this and say well that's
10:17awfully long isn't it but what you need
10:19to understand and here's a lipus test
10:21that I'm going to give you think if
10:23somebody had $500,000 a million dollars
10:26maybe to move to your Market and I see
10:29agents putting out these videos that are
10:31like two three minutes
10:33long if I am a buyer looking to move to
10:36your market and I've got a million do or
10:39$500,000 that I've saved up years to get
10:43do you think in your little thre minute
10:45video that I've got enough information
10:48to make an educated decision on where I
10:50want to allocate that 500,000 million or
10:54does it even give me enough context and
10:56information to make me think you're a
10:59credible resource to want to reach out
11:01to and become a lead for you so what
11:04you'll see is that the agents that win
11:06on YouTube you can go look at any of
11:08their channels I've got interviews with
11:09most of them on my YouTube channel where
11:11they talk about what they do their
11:13equipment their content process all of
11:15it but most of them have longer videos
11:18because when your video is longer
11:19there's two things that happen one
11:21you're not thinking about the first
11:23thing is that it gives more context it
11:26shows your local Authority it shows
11:27you're more knowledgeable and it gives
11:29more information and that's what people
11:30are looking for and if you overd deliver
11:32on information then they're going to
11:34reach out to you because you just help
11:36them the thing you're not thinking about
11:39is that watch time is one of the most
11:41powerful important aspects of YouTube's
11:43algorithm so think about this if
11:46somebody watches your video for you know
11:49let's say 50% which would be incredible
11:51if they watch 50% of your 3 minute video
11:54you've got 1 and 1/2 minutes of watch
11:57time if they watch 50% % of your
11:5915minute video they've got 7 and 1 12
12:03minutes of watch time which channel kept
12:06people on YouTube longer the longer
12:08video which one do you think YouTube's
12:11going to reward the one that kept them
12:12on the channel and the platform the
12:15longest now the caveat that I said in
12:17the beginning is that your videos need
12:19to be long enough to give the answers
12:21and overd deliver on what people are
12:23looking for to the point where they
12:24don't have to go watch another video on
12:26the same subject to get the answer the
12:29caveat is as short as it needs to be to
12:33get that outcome with no extra filler
12:37nonsense BS tangents and unnecessary
12:39stories so if you can achieve that that
12:42kind of gives you a general idea but
12:44that's my answer on how long your videos
12:46should be number seven when is the best
12:48time to post your content this is one
12:51that's actually a little bit interesting
12:53and there is no right answer but the
12:56caveat is until you've posted enough
12:58cont content so when you're getting
13:00started with your YouTube channel I
13:02recommend to think about your ideal
13:05client your target Avatar the consumer
13:07of your content which is a typical buyer
13:10or seller well when would they be most
13:12free probably noon for lunch breaks
13:15before work in the early morning after
13:18work in the evening and weekends so what
13:20I recommend and advise people if they're
13:22just getting start on YouTube is post
13:24some videos at 6:00 in the morning post
13:26some videos at noon or 11: a.m. post
13:30some videos at 5 or 6:00 p.m. and then
13:32dabble with different times on the
13:34weekend and after you do that
13:36consistently two videos a week for about
13:383 months go into your analytics section
13:41after you've posted I think the metric
13:43to give you proper data is about 20 24
13:45videos after you've posted about 24
13:47videos go into the analytic section of
13:49YouTube and just look at the data
13:53because when you go into the analytics
13:54section there's a section in there
13:56called audience and when you click on
13:59audience it shows you a little graph
14:02based on every day of the week of when
14:04your audience is most active you want to
14:07post your videos about 1 hour before
14:10your audience is most active so why do I
14:13post my content at 6:00 in the morning
14:15because my audience's realtors who
14:18usually after they get their morning
14:19routine done or drop the kids off to
14:21school or whatever they want to sit down
14:23and they want to learn something to
14:24apply that day so if I post at 6:00 in
14:27the morning and people start to kind of
14:29take action on the business around 7 or
14:318 it's given my video time to upload
14:34time for YouTube to process it and
14:36acknowledge it and then time for people
14:38to start funneling into it because I'm
14:39aware of my audience but I'm able to do
14:41that because I've put out hundreds of
14:43videos and I just look at the data so in
14:45the beginning test and after you put out
14:48over 24 videos just look at the
14:50analytics number eight how do I find
14:52video topics and video ideas well this
14:55is a great one and the first thing that
14:57I'm going to say is is if you would like

15:03worth of videos for free that you need
15:06to post so that you don't even have to
15:07think about it so that's my little gift
15:09to you I wasn't expecting to put that in
15:10this video but just go ahead and do it
15:12and ironically there's people that have
15:14stolen this list and are now selling it
15:17um or giving it in their programs and
15:19stuff but this is a list I personally
15:21created and I share when I speak in
15:22public um that my agency uses when we
15:25work with clients in order to help with
15:27their content because we will do all of
15:29the video editing graphic design full
15:32project management upload optimize
15:34repurpose everything but these are the
15:36videos you need to get start with after
15:38that there's a couple things that you
15:39could do number one go to other
15:41successful YouTube channels whether they
15:42be in your Market or in a different
15:44Market filter their videos by most
15:46popular and just put your own spin on it
15:49that's one of the easiest ways that you
15:51could do it the second thing is looking
15:54at Google search and just typing in your
15:56city moving to Denver for example and
15:59when you type in those first words
16:00Google will actually start to fill other
16:03references in there that will fill the
16:06remainder of that sentence it will give
16:07you video ideas so Google search is
16:09another one also if you type in moving
16:11to Denver there's going to be all kinds
16:13of blogs in there that you can just
16:15basically use as a rough guideline for
16:17your YouTube video now the third one
16:20that I also wasn't expecting to put in
16:22this video is a super ninja trick go to
16:25a website actually drop a comment below
16:27if you want this but
16:29it's a website that gives you emails of
16:32the highest converting titles Based on
16:35data and stats and what this does is it
16:38allows you to kind of use it as a
16:40reference for video ideas because it
16:42might be related to cooking or Fitness
16:44or something else but if you just turn
16:46those topics and apply it to hey this is
16:48how I could make this about real estate
16:51it's how I get the majority of my titles
16:52now and it's super creative so if you
16:54want that drop a comment below and just
16:55say you want title recommendations and
16:57I'll give you the link to that the last
16:59two were the two biggest ones why are
17:01you not getting any views why are you
17:03not getting any leads time to unpack the
17:06ones that make the biggest difference
17:08when it comes to not getting any views
17:09there's a couple things that is usually
17:12a matter of your thumbnail and your
17:15title not being good because at the end
17:17of the day if your thumbnail is good and
17:19your title is good people will click on
17:20it but if they're not good truthfully
17:23nobody will click on it even if your
17:24video is amazing guess the quality of
17:26your video matters and we'll get to that
17:29but the things that matter the most are
17:31the title and the thumbnail of your
17:32video and that's what gives people the
17:34decision of whether or not to click on
17:36it and if your video is not getting any
17:37clicks meaning not getting any views
17:39it's probably because there's other
17:41videos about the same subject done by
17:44other people that have better titles and
17:46better thumbnails so you really need to
17:48get back to the drawing board in order
17:49to audit this so I think it's a really
17:51good practice to when you're about to
17:53upload a video take a screenshot of your
17:56thumbnail and put it beside the top
17:57three currently ranking thumbnails and
17:59say if I didn't know who I was or how
18:00good the video was would I actually
18:03click on mine versus the other three
18:06that are currently ranking top three and
18:09if the answer is no then you now know
18:10the reason why nobody's clicking on your
18:12video and that's getting any views so
18:14views really just come down to title
18:16thumbnail now the caveat to that is that
18:18you also need to know how to optimize
18:20your videos to rank so title and
18:23thumbnail priority number one ranking
18:26which comes from optimization is part
18:28number two if you want to know how to
18:30optimize your videos just drop a comment
18:31below say YouTube optimization or
18:33YouTube SEO and I will give you a video
18:35that literally walks you through exactly
18:37how to rank your videos number one for
18:39free in your Market but part number two
18:42comes down to why you not getting any
18:44leads and this usually comes down to two
18:46different things number one the call to
18:49action if you don't call any action no
18:51action gets taken and often times what
18:53you see an agents not getting the leads
18:54from their content is they're putting
18:56out videos and just saying by the way if
18:59you like this video please make sure to
19:00like comment subscribe well that's fine
19:04but do you want likes comment
19:06subscriptions or do you want leads
19:08conversations and Deals I'm pretty sure
19:11you want the latter and even worse most
19:14people put that at the end of the video
19:16when 70% of Their audience is dropped
19:18off because only 30% are usually staying
19:21by the end so to give yourself the best
19:24chance of getting leads instead of
19:25saying if you like this please make sure
19:27you like comment subscribe
19:28say if you like this video or would like
19:31anything else about buying selling
19:32investing or relocating to whatever City

19:54blunt and harsh but I can look back at
19:57my videos go ahead go go to my channel
19:58and filter my videos by oldest and feel
20:01free to laugh so people often ask me
20:03what is my motivation feel free to make
20:05fun of them my first Year's worth of
20:07videos were trash and I'm honest with
20:10myself of why did they only get 167
20:13subscribers the majority of which being
20:15friends family and agents of my old
20:17brokerage because my video sucked and I
20:19had to come to grips with that and say
20:21hey I got to pick up my slack I got to
20:24put out better content because the truth
20:26of YouTube if we want to summ ize this
20:28whole conversation and make it very easy
20:31is if you put out great content with a
20:34good thumbnail and a great title your
20:37channel will explode and you will get
20:39leads plain and simple all of the other
20:42stuff that we talked about is great it's
20:44fine it helps but at the end of the day
20:47if you just put out great freaking
20:49content the leads will come and if
20:52you're not getting views and if you're
20:53not getting clients and if you're not
20:55getting leads you need to put out better
