00:05about 24 months I have been on here as a
00:08loyal viewer since about 2010 and every
00:11now and then someone comes across your
00:13screen that gets your attention someone
00:15who really stands out someone who is
00:18extremely entertaining and when it comes
00:20to captivating an audience no one quite
00:23does it like the loudmouth real estate
00:25mogul Ben maole as it said somebody over
00:30there cut your dishes off if you have
00:33the hutzpah to put up frigging demanding
00:35for ninety two thousand dollars you
00:37should be ashamed so today we sold
00:39thirty million dollars worth of real
00:41estate and the clock is ticking I'll go
00:42into motherhood violence took place
00:45mixed a mother robbed rent it out to
00:48families make some money he's a high
00:52school dropout who grew up in the
00:54projects of Queens New York not the
00:56typical profile you would think of of
00:58someone who now owns over 250 million
01:01dollars worth of real estate he's bought
01:03shopping centers apartment buildings and
01:06most recently a 16 point five million
01:08dollar 11 thousand square foot mansion
01:10for himself and his wife which is the
01:12most expensive home in Tampa Florida so
01:15without knowing any information on how
01:17to contact him and without any direct
01:19connection to him I resorted to asking
01:22the Almighty Instagram for some help and
01:24it worked within one hour I was
01:27connected to Danny Jones who runs the
01:29YouTube channel concrete which films and
01:31produces the content for Ben malla and
01:33not too much longer after that I booked
01:35a plane ticket to go from Los Angeles
01:36California all the way to Clearwater
01:39Florida so we can meet this
01:40larger-than-life personality firsthand
01:42and also learn from someone who built up
01:44a real estate empire without so much as
01:46a high school diploma this is what
01:51I don't think I don't think ass doorbell
02:07hey here for Ben okay okay what the hell
02:33so then hey I'm grandma you want to
02:34learn for me gotta learn from you what
02:36survived everyone watch it my advice is
02:38get out get motivated by him and do it
02:43my life was horrible I mean my childhood
02:46was the worst you could ever imagine a
02:48child growing up with a horrible crazy
02:51lunatic mother in the worst
02:54neighborhoods of Far Rockaway New York
02:56and the slums surrounded by criminals
02:59and the worst element of society that
03:03you could imagine and a shitbox bungalow
03:07that was only made to live in a
03:08summertime my father had us lived there
03:11all year round because he was a
03:12cheapskate that's why I live here
03:15everything my parents did I'm the
03:17opposite my mother used to beat the hell
03:20out of me as a kid for no reason I never
03:22raised the hand of my kids my father
03:24always wanted to be a cheapskate and
03:26living dumps and save every little penny
03:29he could and sacrifice decent living I'm
03:32the opposite you're standing in the
03:35formal part of the living room over here
03:39we have a family room over there
03:42is the formal dining room that we don't
03:46use too often because there's only four
03:50of us so we have the dining room here as
03:54you walk in over here you will find the
03:59butler's some people have a butler's
04:02right this house has a butler's kitchen
04:05I mean you know when I was a kid I
04:07always doing wanted to make a lot of
04:09money you know when I moved to Manhattan
04:11I'd go and walk past the Plaza Hotel and
04:14see all the dignitaries and big shots
04:16and I'd say one day I'm gonna stay there
04:18the old one you know we're by Central
04:20Park eventually I made enough money to
04:22stay here I said this place is a dump I
04:24don't know what's in here
04:25I've been in here before oh man we got a
04:28whole big closet here we are in the wine
04:32room and I'm gonna be calling it the cry
04:36room because where my wife goes out and
04:40fills all these spaces with bottles of
04:42wine I'm gonna cry what I see the bill
04:44and she likes good wine so but this is
04:48the wine room here I really knew real
04:50estate when I got out of the army and
04:52went to work for a guy that was already
04:55in real estate and started working for
04:57him that's how I really knew this is it
04:59you know this is what I like to do this
05:01is where there's a lot of opportunity
05:02you don't need a lot of education if you
05:05want to work hard you really don't need
05:08a lot of money if you think smart see
05:10once I got the nicest house and I feel
05:13like I got the nicest car then I'm
05:15pretty much done I can retire now I made
05:17it to the top level that I feel I wanted
05:19to be on okay and I'm done now my kids
05:22can try to you know climb the ladder -
05:24yeah when you do have money yeah the
05:27money gives you power because I don't
05:31answer to anybody so that's why I'm able
05:33to compete with all the big shots in
05:35Chicago - y'all got all the reefs
05:37because they need all these approvals
05:39therefore they're probably traded their
05:41boards I don't answer to anybody so I
05:44can put my money where my mouth this I
05:45can go - you say you know what I'm gonna
05:47buy your house I'm not gonna pay you
05:49when the other guys gonna pay yeah but
05:51he may not close the deal I'm gonna give
05:53you money today hard non-refundable so
05:56you know if I don't do that deal you
05:58keep my deposit you know typical kitchen
06:00you know it's got a couple of sinks so
06:03microwave this microwave is really cool
06:06check it out and push the button I mean
06:13couple of dishwashers and pretty much
06:15the fireplace here in uh the kitchen
06:19area that's my lovely wife right there
06:21number one to find it Lots this size
06:24will never happen yeah the guy that
06:25built his house yeah yeah knocked down
06:27like three houses right you know so you
06:30had to go out buy three Lots they had
06:32all be a next door to each other which
06:34he used top-of-the-line construction
06:37here it would take five years to build
06:40this house now I was told and it would
06:43probably take all in ten million dollars
06:46more than when I paid so it actually was
06:50a really good deal okay
06:51I had offices in excess of 5 million won
06:53a paper that's worse well it's a very
06:55unique place that's why you know but you
06:58gotta be careful winding stuff you don't
07:00want to buy a white elephant because
07:01sometimes nobody wants it but just this
07:03house was very unique the guy who built
07:05it he went over the top on the
07:08construction the design the location it
07:10has everything and it's probably in it
07:12for this area it's it's over the top
07:14yeah there's nothing to compare to it
07:16you know you only live once and if
07:17you're gonna work hard in life you
07:19should enjoy your money I mean you know
07:21if you have enough to you always live
07:24within your means but yeah you know
07:26what's the point I'm making a bunch of
07:27money I gotta spend it and give you a
07:28family the best life possible
07:30I agree you see the house I grew up in
07:32yeah 540 Beach 43rd Street for our boy
07:35in New York yeah you wouldn't go you
07:37would step foot within a five-mile
07:38radius that place said bed so you know
07:43over the top climbing is very important
07:46in terms if you give somebody good terms
07:50you'll get that deal better than the
07:52other guy that's gonna pay more money
07:53and drag it out for three or four months
07:55and subjects it is subject appraisals
07:58and all that I came in and said I'm
07:59buying this house here's my money and
08:02let's do the deal at this price and I'll
08:04close it like that that's how you get
08:07deals done so here you have the bar
08:11entertainment room okay and you'll find
08:15we have a company that makes these pool
08:18tables we have a license from GM we have
08:22you own the Camaro's ya doing mustangs
08:25and we do them with Corvettes I love we
08:27ship them all over the world we should
08:28allow them to do by the Arabs love them
08:30you know they owe money to burn you know
08:34to really be in the real estate you got
08:37to live it you got to breathe it you got
08:39to eat it you got a it's got to be your
08:40life I mean you can do it on the side
08:43but you're not gonna do it on a big
08:45level on the side but you know you got
08:47to totally throw yourself into the
08:49business and you got to be willing you
08:52know I used to stay up sometimes all
08:53night cuz I didn't have money to hire
08:55nobody I physically would paint
08:57apartments and stay up all night getting
09:00a place ready because I had an
09:01inspection the next day you got to do we
09:04got to cross the line in life you really
09:06want to make it and you ain't got a
09:07bunch of money you're not born rich you
09:09gotta cross the line you got to go where
09:11nobody else wants to go you got to work
09:13the hours nobody else wants to hours you
09:15know I neglected my kids that I was
09:16young but I did it knowing that I was
09:19trying to benefit them to their future
09:21so yeah my kids may have missed out on
09:24Boy Scouts or you know some of the
09:27sports activities or whatever and I feel
09:29bad about that but in the long run it
09:32because now you know they're set I mean
09:35you know I can do the Gulf of Mexico
09:36yeah you've got you know hot tub has the
09:40lazy river that goes under the house
09:42I'll show you and it's a comfortable
09:44place the whoever designed it knew what
09:46look at the ceilings look at the
09:48balconies I mean it's it's pretty over
09:50the yeah burns the house I ever bought
09:52and the age might be a loan and it was
09:55like a no money down deal because the VA
09:57had a program but I remember you know
10:02you know back then I was by my boy like
10:04basically crack houses that nobody
10:07wanted you know for like 20 30 grand so
10:10basically to put 20% down and something
10:12like that was only you know four or five
10:15six grand so I didn't need it I saved up
10:17somebody you know and you know I bought
10:21the worst crap that nobody else wanted
10:23and fixed it up and made money and then
10:25took the profits from now to refinance
10:26bought other stuff so here's the bar
10:31used to be a trophy room okay
10:33unfortunately I have no trophies hang on
10:35a couple but nothing to brag about
10:37we'll get a lot of trophies in real
10:39estate and we're gonna turn it into a
10:42game we're gonna put a Corvette table in
10:47here and this is gonna be the trophy
10:50room you want to buy a place that needs
10:52too much work you know I tried to stay
10:54away from major structural type work you
10:57know the Foundation's gotta be good
10:58groups okay depends on the deal but you
11:02know basically I always just went in put
11:04carpets in paint into place maybe
11:07working on windows doors you know things
11:09like that I didn't get I wasn't big in a
11:11construction I've never built anything
11:12in my life instead of being a builder I
11:15call myself a rebuilder I would think
11:17something that was already built beat
11:19down bring him back to its original
11:20condition and and make it living yet
11:28represent me and my wife and the friend
11:33and then I don't know my kids thought I
11:35started collecting lies next thing I
11:37know this one shows up it was a gift
11:39from my son there's another one add a
11:41nice told the birds deal I ever did I
11:44think I paid somewhere around 20 75 it
11:48was actually a duplex really there we go
11:51duplex this guy's one uted down and one
11:54unit up okay both units like
11:56three-bedroom units those units rented
11:59and once you clean them up and you know
12:00I fixed everything up in a passed
12:01inspection those units are rented even
12:05back then we're talking around 19 late
12:0780s maybe early night late 80s early 90s
12:12those units were rented like 800 bucks
12:13apiece live so I took a piece of crap
12:17and you know I used to buy a whatever it
12:21took I'd buy used carpet clean it up
12:25I get i buy use materials from
12:27second-hand places you know buy the
12:30cheapest stuff I could to make it work
12:32right and you know didn't spend that
12:35much fixing him up but you know made him
12:37decent and safe and so I took a piece of
12:40garbage that page 27 5-4 probably threw
12:44maybe five seven six seven grand into
12:47place and hi guys love the street to
12:51help me in painting and all that crap
12:52and and then you know so I'm into the
12:56place a for 35 grand you know based on
12:59the sixteen hundred dollars a month
13:00income it's now worked a hundred and
13:04fifty thousand dollars because now it
13:07was a decent looking place I had two
13:09contracts in the house and it's already
13:11proven that I had to rent coming in the
13:13tenants only had to pay nothing or
13:15twenty thirty bucks a month cuz they
13:17were low income and I went to the bank
13:19and I refinanced it got a loan on it for
13:21probably 100 grand back then office here
13:27let's see we're trying to get some work
13:29done and the offices a library upstairs
13:33Oh rats just for show so you know and
13:37then down that cross that bridge is a
13:39whole entire guesthouse okay no no way
13:46no way how do you have a house without a
13:49movie theater what did you go out to the
13:51movies find a deal that has some kind of
13:54potential where you can make it better
13:56you can create value you can get some
13:59sweat equity in it it's called value add
14:01you know and typically there's always
14:03gonna be a place like that you know
14:05people die people retire there's always
14:07a house even you can fix up let me tell
14:10you another good thing that I did very
14:12well on I did very well on student
14:14housing you can go out and you can buy
14:17let's say you just buy a house you buy a
14:21house and let's say that house is a big
14:23house with four bedrooms in it with
14:25students you don't rent the whole place
14:27out you ran it by the bed right and that
14:30we did very well in because we went out
14:32with bought a property you had a lot of
14:34four bedroom apartments in it and you
14:36can rent each bedroom out for about five
14:38hundred bucks a month or more six
14:40hundred even now you took a place that
14:43you normally would run out for a
14:44thousand bucks a month as a four bedroom
14:46but you rented out individually as the
14:48bed and they shared a kitchen they share
14:51the living room and you get two thousand
14:54so if you're anywhere near a university
14:56look for student housing you can do it
14:59on a small level too
15:00and a lot of times kids will get
15:02together and rent each bedroom right but
15:05always make the parents guarantee the
15:07lease so if they don't pay you go back
15:10to the parent hey you didn't pay the
15:11rent you know but student housing is
15:14good senior housing is great because of
15:17seniors they never move and they don't
15:19break anything and they don't really use
15:21anything it's pretty easy to run a
15:23senior building there's a lot of
15:24different areas of real estate and you
15:26can do ready we're live downstairs you
15:28know you go that's all the guest house
15:30one City Gym D&C where I spend most of
15:32my time getting ready to put some
15:34furniture out decorate here so we're
15:46still in the gasoline to get cows still
15:48in the guest house so it's three stories
15:51three stories this is a kitchen balcony
15:55fireplace in the balcony out there okay
16:03this is what happens when you take real
16:08estate serious did you ever think you
16:12would have a house like this one day
16:13I work for a guy to had one really and I
16:15knew that I worked harder than him yeah
16:18and I knew I could have everything he
16:20had an even more and he built house like
16:23this and a place called Lafayette
16:27California which is near orinda a very
16:30high-end area yeah near San Francisco he
16:35built like castles he was a very big
16:37builder yeah I knew that if I said kept
16:39doing what he was doing and kept working
16:42at it and put my time in and flipping
16:44properties I knew eventually I get to a
16:47level where I could afford to have
16:49pretty much almost any house I want okay
16:52you'd know it because you feel your life
16:54accumulating you feel your life growing
16:56you feel your bank account growing you
16:58feel your essence growing but you got to
17:00get out there and earn it it ain't gonna
17:01happen by sitting around you know doing
17:03nothing yeah you gotta get at the end
17:04find those places and fix those places
17:06and rent those places and sell those
17:07places yeah you know get out of the way

17:13above it was a lot of opportunity where
17:15I was at the time in the bed rough
17:17neighborhoods so I had stuff all over
17:21town I had single families i buy
17:23duplexes the duplex you start becoming
17:25triplexes and I bought four flexes then
17:27the guy that I was working for it doing
17:30management I also had him and then me
17:34and him with his money and his credit
17:36then I started doing bigger deals his
17:39elevator yeah he's kind of roof in this
17:48bedroom on the master here's the way to
17:54just you know what a total toilet is
17:59total toilet attaches it's not on a date
18:02but acts like a bidet it attaches to
18:05your toilet seats in that it shoots
18:07water all kinds of ways and actual
18:09temperature control of the pulse oh let
18:12once you have one you can't live without
18:14one we started growing very very large
18:16in the apartment business and that's
18:20pretty much all I ever did was
18:21apartments and it was affordable housing
18:23to mostly then when I decided to move
18:26out of California you know for because
18:29the market was really high over floor in
18:30California you got to know when it's
18:32time to sell you don't want to miss the
18:33boat you know it's it's a market just
18:37real estate sup real estates down you
18:39got to buy when it's down you gotta sell
18:43when it's up so I came to Florida I
18:45found this area had a lot of growth in
18:47it in the middle of the state Miami was
18:50North Florida was too cheap and this was
18:53just right right in the middle so we
18:55grew into hotel business we found that
18:57to be very lucrative fixing up beat up
18:59hotels making them nice and rundown
19:01and then a few about five years ago
19:05wasn't only I decided that I wanted a
19:08limit to management because hotels and
19:10management in tents apartments or it
19:12could be management intense but retail
19:14is not it's you don't have the potential
19:19to make a lot of money at retail listed
19:21a developer or if you can find one beat
19:23up and fix it up and right now you can
19:24but typically I wanted to slow down a
19:27management retail is no management you
19:29buy a retail shopping center
19:30you know the tenants are there running
19:32their business everything that goes on
19:33inside that business is their problem
19:34I'm just responsible maybe even a roof
19:36and the exterior you basically collect
19:39the rent from a business owner and
19:40that's the end of it you don't worry
19:42about nothing else and you know
19:43typically don't move a lot if they make
19:45it money because that's their you know
19:46you know their livelihood the master
19:49bedroom balconies fireplace you gotta
19:53take care your housekeepers I think I
19:55carry one's you everywhere all that
19:58washes by the rooms when things are far
20:01away it's very hard to deal with you
20:02don't want to hire management companies
20:04because then you're not in control of
20:05your own investment and they can do
20:07things you don't want them to do it's
20:09not their investment they're not gonna
20:10protect the investment like you are so
20:13the biggest thing was you know not be so
20:15spread out because I don't want to be no
20:16big giant company I was happy just being
20:18a good strong family business you know
20:21with kids coming in and helping me and
20:22just all of us working together so the
20:25tech room is was like oh it turn on get
20:28in your hole that's what we keep the
20:30brain this is it we should keep getting
20:36that Robo gets what is AC to keep all of
20:38this cool 16 16 AC unit controls here
20:46the worst thing in the world is you
20:48don't want to work for free it's like I
20:50went out this week the market is
20:51ridiculous the price is make no sense
20:53right now in apartments basically we sit
20:56down we look at the numbers as we say
20:57wait a minute we're gonna invest
20:59millions of dollars in this deal and
21:01we're not gonna get no return or very
21:02little return we're working for free you
21:05don't want to do that you want to have
21:07you want to make sure that there's some
21:09upside in that deal whether it's on the
21:11sale whether it's on the monthly income
21:13you don't want to work for free then
21:15you're not didn't you just you're not
21:17going to where you like that uh you like
21:19that hamster in the wheel and you know
21:21you're just constantly penalty when
21:22you're not going aware you got to make
21:24sure there's a there's a plan you gotta
21:26have a plan you got up goals all right
21:28now we're gonna show you if you like
21:30doing a little bowling let's do it
21:31you almost look like the size but then
21:33he could be one of my pins if I ever
21:35lose one but everybody can change I go
21:37to the worst place in the world
21:38I always knew growing up in the hardest
21:40horrible places I mean it was dangerous
21:42I wanted a better life right I'd get out
21:46he's living in the same neighborhood he
21:48grew up in his whole life there's the
21:51lazy river I could turn the water on
21:54it'll push you all throughout a raft you
21:56got to make decisions in life if you
21:57really really want to be wealthy you've
21:59got a you got to go further than ever
22:02the average guy next to you you got to
22:04put in 18-hour days sometimes I'll be
22:06honest with you the army taught me that
22:11especially be on an army behind you but
22:14they taught me that you can get it done
22:16just get you get it done you figure out
22:18a way you get it done and you push
22:20yourselves to those limits you got to
22:22push yourself here's the bowling alley
22:36get out go online find a real estate
22:40agent is plenty of them out there a real
22:42estate agent will work for free for you
22:45they get paid by the seller get a real
22:48estate agent that's going to find you
22:51exactly what you need it what you want
22:53go online look on the MLS you know go on
22:57all the websites there are find
22:58something in your area that you could
23:01afford the most of one thing is get your
23:03credit right make sure you got good
23:05credit save up as much money as you can
23:07for down payment if it picks up but your
23:10credit is more important than anything I
23:11mean you have a bad credit report
23:13fix it you get on the phone to go see it
23:15yourself you can do credit repair
23:18yourself you'd be surprised you know
23:20medical school blown student loans
23:24things like that you couldn't get on a
23:25boat and get a plan with that person to
23:27get it off your credit report yeah and
23:29then you know even people that were
23:31bankrupt bankruptcies only last 7 years
23:34after seven years they pretty much
23:36forgive you all those short sales you
23:37were doing back then yep
23:39all those people are forgiven of course
23:41and now they get two more of them you
23:43believe me the banking world is very
23:45forgiving banks will loan you money to
23:49they'll want you the money to buy it and
23:51fix it up you know and they're taking
23:53the biggest risk typical deal if you go
23:55out buy an FHA deal today
23:57you only put three percent down that's
23:59three Grint on every hundred grand if
24:01you find a house for 200 grand you only
24:03need six grand or you know you find a
24:07you know and tell the bank okay I want
24:10to buy it and I want I want you to loan
24:12me money on this value today but then as
24:15you fix it up they'll give you more
24:16money you know there's different types
24:18of loan programs most of one thing is be
24:21friends with the bank the bank is your
24:23friend they're the ones with all the
24:25money they make money on loaning your
24:27money and that's how old home machine
24:30works but anyway that's the story
24:36when it comes to someone you could learn
24:38from and look up to Ben malla
24:40is it he speaks from a place of
24:42authenticity without a filter and
24:44without any hidden agenda he is truly a
24:47selfless person at heart who enjoys
24:49teaching and spreading the gospel of
24:51real estate he should serve as an
24:53incredible first-hand example that
24:55anyone can make it in his business that
24:57anyone can achieve what he has as long
25:00as they have the determination to
25:01succeed and the willpower to always be
25:03learning I've also been told that Benton
